With only 8 days until Spring, stock levels are at a low level, however many people typically wait until the arrival of Spring until they put their properties on the market so watch this space.
Days to sell are pushing out again at the moment, taking approximately 41 days to sell in the Mount/Papamoa area and 52 in the Tauranga region. At the same time last year, on average, it was only taking 35 days in the Mount/Papamoa and 30 days in Tauranga.
The number of properties sold in the area has dropped considerably in the Tauranga region from 125 in June to only 93 in July. This is also a huge drop from July 2016 when 141 properties were sold! A different story on the Mount/Papamoa side of the bridge where there
were 112 properties sold in July. This compares to 84 in June and only 99 in July 2017, but in saying that there were 30 new apartments settle which is what has helped boost these figures.
The market is giving us a lot of mixed messages and the uncertainty of the elections looming have not added to confidence.
